# Mortgage Comparison Calculator

> Compare two loan offers side by side — payment, total interest and the true cost with fees.

Comparing two mortgage offers means looking past the headline rate to the true total cost: monthly payment, total interest over the term, and arrangement fees. A lower rate with a large fee only wins if you keep the loan long enough to break even, which this calculator works out for you.

## FAQ

### Why does a lower rate sometimes cost more?

Because of fees and term. A rate half a point lower with a large arrangement fee can take years to pay for itself, and stretching the term lowers the payment while raising total interest substantially.
