## FAQ

### Why does so little of my early payment reduce the balance?

Interest is charged on the outstanding balance, which is largest at the start. Early payments are mostly interest and only shift towards principal as the balance falls — which is why an early overpayment is worth far more than a late one.

### Does this include fees and insurance?

No. This calculates principal and interest only. Arrangement fees, mortgage insurance, property taxes and service charges are additional.
